Payment is made through the trade, not through a private person. For each transaction, we issue an invoice and deliver a confirmation in writing, so that you have proof of your payment.
Payment works transactionally, to the account of our trade whose details you get in the voucher.
The price includes everything you need for a pleasant stay (bedding, heating/cooling, internet, parking, washing machine, tourist tax, cot and feeder).
There are no additional costs, except for the deposit (150 euros), which we return to you at the end of your stay if everything was in order and there are no broken/torn things.
The minimum reservation is 5 days, and you can book up to 5 days before arrival at the latest.
If you are not sure about your arrival, let us know as soon as possible so that we can cancel the reservation and issue a refund. Up to 10 days before arrival we approve a full refund of the reservation, after that we approve a 50% refund.
The apartment is equipped with all necessities and appliances. Bed linen and towels (no large beach towels) and a few hygiene items are waiting for you. During a longer stay, you will have to take care of the rest of your food or hygiene needs yourself.
The pool is shared, shared by 3 buildings (house Arbalovija, and apartments Arbalovija SMALL and BIG). It is 10×6 m large, 135 cm deep.
No, we live in Pula and come every few days to check if everything is ok, to clean the pool or outside areas.

The original owner of these houses was my uncle and his wife who had no children, so my family inherited the house. My father is an architect who made sure that the apartments look this beautiful and in harmony with nature. And for the past ten years, I (Ana) and my husband Sandi have been taking care of them, from booking and emailing with you to cleaning the pool, rooms and garden.
This is our family business, which we have been doing with gusto and pride since 2005.
Yes, pets are welcome and included in the price of your stay. Just let us know that you are traveling with pets so that we can inform you if any other guests with their pets will be staying in the same yard at the same time.
We try to use as few artificial and plastic things as possible in our apartments. We make everything that can be recycled or used in a different way (for example, we made a table out of old doors, and a cabinet door out of old windows). The soaps you get to use are made by ourselves from natural materials (eg olive oil, which we also produce ourselves). We also produced the lime used to plaster the apartments ourselves.
We are big fans of nature, natural materials and do-it-yourself procedures, so we show this through our apartments.
Mask wearing measures are currently in force in all healthcare institutions and pharmacies, masks are not required in other closed rooms or on public transport. You can find more information about COVID news in Istria on the following page:
The nearest shops are located 4 km from the apartment, so we recommend using a car or a bicycle
The large Plodine supermarket is located in Žminj (4 km from the apartment) and is open every day from 7 a.m. to 10 p.m., on Sundays from 7 a.m. to 6 p.m. Smaller markets are mostly open until 1 pm on Sundays.
The nearest smaller towns are Žminj and Svetvinčenat, about 4 km from the apartment.
In Žminj you will find restaurants and pizzerias, Latus (a small family dairy), the Frane distillery (local brandy) and Feštinsko kraljevstvo (a cave and an outdoor children’s playground). You can see other interesting locations on our page discover Istria or the story about us
In Svetvinčent you will find pizzerias and restaurants, the production of ecological craft beer Kampanjola, the medieval castle Morosini Grimani, the house of the witch Mara (escape room) and Sanc Michael (adventure children’s park).
The eastern coast of Istria is warmer, with more pebble beaches, and the western coast of Istria is more rocky with slightly cooler but cleaner sea.
In our opinion, all beaches are the best 🙂 it is important to know that in the summer everywhere is crowded, you will hardly find a secluded and private beach.
The beaches around Rovinj, Poreč or Rabac would be the most suitable because they have a lot of shallows, gravel, small stones, and sometimes sand.
Whether it’s activities in the sea (kayaking, diving, sup…) or in nature (horseback riding, cycling, trekking…), the choice of sports activities is very large and varied. Google search will find available locations. Feel free to contact us if you need advice on choosing or help with arrangements and reservations.
In Žminj (4 km from the apartment) there is a famous small restaurant that serves only traditional Istrian food: Puli Pineta, and it is certainly our first recommendation. Other restaurants include Žminjka, Pod Ladonjon or pizzerias Orhideja and Ulika.
